How we work

A project, step by step.

The steps are the same for a new house and a remodel. The timing is set by the builder's schedule.

  1. 01

    Step 1: First conversation

A call, or a walk through the site or the plans. We ask what the house is for, who uses it and when.

  2. 02

Step 2: Site and load review

We visit, measure and read the plans, then work out the heat each room needs.

  3. 03

    Step 3: Design and drawings

The zone plan, the equipment room and the layouts, sent to your architect and to you.

  4. 04

    Step 4: Written scope

One document listing each system, the equipment by model, permits, testing and how long the quote holds.

  5. 05

    Step 5: Build

Our own crews lay the tubing, set the equipment and test each part before it is covered.

  6. 06

Step 6: Start-up and the first winter

We commission the systems and return after the first hard cold to adjust them.

How we quote

Why there is no price list.

No two mechanical rooms are alike, and the cost of a radiant floor or a snowmelt drive depends on the house: the floor assembly, the area, the heat source, the distance from the equipment to the work. A number on a web page would be wrong for nearly everyone who read it.

We quote from a written scope, after we have read the drawings and seen the site. The scope lists:

  • Each system and the rooms or areas it covers
  • The equipment, by model
  • Permits and inspections
  • Start-up testing and sound readings
  • What is not included, such as electrical service, concrete and finish flooring
  • How long the quote holds

If the drawings change, we send a revised scope that shows what moved. Nothing is added to the work without your sign-off in writing.
